Kneel down by your dishwasher and look at the grout line closest to it. Then look at one in the corner of a closet that nobody walks through. If the first is dark brown and the second is the color you picked when the house was built, the grout is fine. It's just full of dirt.
That's the situation in most Pearland kitchens we walk into. Texas builders put down a lot of tile, and plenty of homes in Southdown and Shadow Creek Ranch alike have it running through the kitchen, the breakfast area, the halls and every bathroom. Grout sits a little lower than the tile and it's porous, so a mop pushes dirty water straight into it. Add the sticky clay that comes in on shoes after a rain and you get lines that darken a shade every year.
The buffer does the work
We clean tile and grout with a machine buffer. A cleaning solution goes down first and sits long enough to loosen grease and soil. Then the buffer runs across the floor, and its scrubbing action reaches down into the grout lines and pulls the buildup out of them. A technician follows with hand brushes along baseboards, around toilets and in the corners the machine can't get to.
The loosened grime gets picked up, the floor is wiped down, and you're walking on it again soon after. There's no soaking the floor and no waiting a day for it to dry.
We like this method for one plain reason. Grout gets dirty from the bottom of the line up, and only real scrubbing at that depth brings the original color back. A mop or a spray-and-wipe product only cleans the top of the line.
Rooms we clean most
Kitchens come first by a wide margin, followed by entryways and mudrooms where yard dirt collects. Bathroom floors and shower walls are common too, along with laundry rooms and the tile that runs under breakfast tables where kids drop food. Ceramic and porcelain are the bulk of what we see. Natural stone gets a look before we start, because some stone needs a gentler pass.
Can every grout line come back?
Most can. Some can't, and it's better to hear that from us before the job starts. Grout that has cracked, crumbled or pulled away from the tile needs a repair crew, and cleaning won't fill a gap. Bleach and some acidic cleaners can also burn or bleach grout unevenly, and those blotchy patches are a change in the grout itself. Dye stains from things like red drinks or hair color sometimes fade only partway.
The technician will point these out during the walk-through, and you'll know the price before we begin.
Keeping it clean after we leave
A few habits make a big difference. Sweep or vacuum before you mop, so grit doesn't get ground into the lines. Use a pH-neutral floor cleaner and wring the mop out well; a flooded floor is how grout got dirty in the first place. Put a mat at the door from the garage, since that's where the clay comes in. Wipe kitchen spills the same day, especially grease and juice.
Most busy kitchens look their best with a professional cleaning every year or so. A quiet guest bath can go much longer.
