Three rooms for $88. That's our standing carpet offer in Pearland, figured on roughly 300 square feet total, and it covers most bedrooms plus a hallway in a typical house off FM 518. Bigger rooms or stairs change the math, so your technician measures and tells you the price before any cleaning starts.
What happens on cleaning day
Your technician starts with a slow lap of the house. You point out the coffee drip by the recliner and the spot where the dog likes to lie in the sun, and they look at the fiber, the wear and anything that might not come out. Then the price, so nothing gets sprung on you later.
Next comes a pre-treatment worked into the traffic lanes and the stains you flagged. It loosens the oily soil that vacuuming never touches. After that we clean with a carbonated solution that lifts dirt up toward the surface, where our machine pulls it away along with the solution. Very little water goes into the carpet, and none of it soaks down to the pad.
Most carpet is dry enough to walk on in about an hour. Turn on a ceiling fan and it goes faster. There's no soap left in the fibers, which matters more than people think. Soap residue is sticky, and sticky carpet grabs the next round of dirt, which is why a lot of carpet looks dingy again two months after a steam cleaning. Safe-Dry® carpets stay cleaner up to 4x longer for that reason.
Builder carpet in the newer neighborhoods
A lot of what we clean in Shadow Creek Ranch and Silverlake is the carpet that came with the house. Builders put in a thin, budget nylon or polyester with a light pad, and it looks fine for the first couple of years. Then the hallway from the garage door starts going gray.
That gray lane is usually two things at once: soil packed into the pile, and fibers that have started to flatten. We can get the soil out. Cleaning it before the fibers mat down is the best thing you can do for cheap carpet, because once grit grinds the tips long enough, they stay crushed.
Here's my honest opinion: builder-grade carpet needs professional cleaning more often than the expensive stuff does. Every 12 months is reasonable. With pets or kids, closer to every six.
Where cleaning stops working
Some marks aren't dirt. Bleach spots, sun fading near west-facing windows and burns have removed color or melted fiber, and no cleaner on earth brings those back. The same goes for carpet that has worn through to the backing on a stair nose. Your technician will tell you during the walk-through if something falls in that group, so you're not paying for a hope.
Old pet urine is a partial exception. Surface cleaning won't touch urine that has reached the pad, but our pet odor treatment uses a live enzyme that goes down after it. It's a separate step, and we'll say up front whether we think it will work.
Before we get there
Pick up small stuff off the floor: toys, shoes, the laundry basket. We can move light furniture like dining chairs and end tables. Heavy pieces such as beds, dressers and entertainment centers stay put, and we clean around them.
If you have tile through the kitchen and living area like a lot of Pearland houses do, the carpet is usually just the bedrooms and a game room upstairs. That makes the three-room offer go further than you'd guess. Check current coupons for the rest of the menu, or book online.
Every job carries our guarantee: you're 100% satisfied, or it's free.
