A Quaker town with big trees
Friendswood began in 1895 as a Quaker colony, and it's still the only permanent town in Texas that started that way. The founders settled along Clear Creek, and the older parts of town still have that settled feel: big trees, deep lots, houses set back from the road.
Those trees are a big part of what we clean up. Leaf litter, pollen and the fine dark grit that collects under a heavy canopy all come in on shoes and paws. In Wedgewood Village, Heritage Park and The Forest of Friendswood we regularly find carpet that's been down fifteen or twenty years and looked after the whole time. People here keep things. That goes for wool rugs and grandmother's wingback chair too, and we clean both right where they sit in your house.
What long-lived carpet needs
A carpet that's been vacuumed faithfully can still go gray in the traffic lanes. Vacuums pick up loose dirt and leave the oily film behind, and the film is what holds the gray. That's the part we go after.
Our technician walks through the house with you first and prices the job before any work begins. Lanes and spots get pre-treated, then the main clean goes down with a plant-based solution that leaves no soap in the fiber, so the carpet doesn't turn sticky and start grabbing dirt again a week later. Rooms are usually back in use the same afternoon.
One opinion we hold firmly: if your carpet is older than your kids and still feels thick underfoot, don't replace it yet. Get it cleaned properly and decide afterward. A lot of the carpet we see in Sunmeadow and Heritage Park has years left in it.
There are limits, though. Sun fade by a west-facing window and bleach spots from a spilled cleaner are color loss, and cleaning can't put dye back into a fiber. We'll point those out before we start so nobody's surprised.
Newer floors downstairs, older carpet up
Hurricane Harvey flooded about 2,410 Friendswood homes in 2017, many of them along Clear Creek. That's why a house built decades ago might have new tile or engineered wood on the first floor and its original carpet upstairs. We handle both. Hardwood floor cleaning here means a pH-neutral wash that won't hurt a factory finish or engineered planks, and nobody sands anything.
We also get out to Polly Ranch Estates, the air-park neighborhood where some homes back right onto a private runway, and to the streets around the FM 518 and FM 528 intersection at the middle of town. Friendswood ISD covers most of the city south of Clear Creek and Clear Creek ISD takes the Harris County side north of it, and we cover homes on both sides of that line. Pearland and Alvin are neighbors we serve as well. Call 281-612-1288 or book online.
